Rushton International has a vast amount of international experience in the hotel sector. We have valued hotels across all levels and star ratings, all over the world, and have developed a reliable model of assessing reinstatement costs.
A recent instruction involved the assessment of three hotels under the instruction of an investment company and their risk managers;
1. The onsite assessment of a landmark Grade II listed 5-Star luxury hotel in Central London. The hotel has 267 guest bedrooms which have historically influenced themes of either English Edwardian or Art Deco design.
2. The desktop assessment of a Parisian luxury hotel built in 1928, with major refurbishment between 1996 and 1999. The hotel now provides 244 rooms and 59 suites and offers an array of services and facilities, including 3 restaurants.
3. The desktop assessment of a luxury resort in the Seychelles comprising 86 villas, arranged over a site area of c.40 acres, built in 2011. Each villa offers a private plunge pool and outdoor pavilion. The resort also offers an array of services and facilities including a 24-hour butler service.
Original cost information was consulted, where available, as well as a review of asset registers and architectural drawings. The properties were broken down into their component parts and valuations worked up elementally and analysed against rates per square metre and by number of rooms/keys.
